The 14th arrondissement remains a very popular area for buyers. Laetitia and Dan Alder, founders of the De Ferla Immobilier group in Paris, tell us about this market where our De Ferla Daguerre agency at 53 rue Daguerre and our De Ferla Maine agency at 220 avenue du Maine are located.
It has been doing very well since the beginning of the year. We have seen a slight slowdown in our activity during July and August. The summer break was indeed longer this year, as people left earlier for their holidays, especially for those who have the possibility of teleworking. It has been picking up strongly since the beginning of September.
We have not seen any change. It's all a question of budget in the borough, as prices are high.
It already exists, but properties with outdoor space are few and far between and budgets are high. It is therefore not always a predominant criterion. Buyers are more interested in the location of the property and its brightness.
Buyers prefer the shopping and pedestrian streets of the Denfert-Rochereau sector, rue Daguerre and rue Raymond Losserand. The Alésia sector, with the streets Alphonse Daudet and Marguerin, also attracts buyers.
You can expect to pay between €10,500/m2 on rue Raymond Losserand and €11,500/m2 near place Denfert-Rochereau and in rue Daguerre.
If the property is posted at a consistent selling price, it will be snapped up within a week.
It is advisable to use a real estate agency to be aware of good opportunities at the right price.
